Kings Reach Tower was acquired unconditionally with vacant possession in 2010.

Planning permission was granted within 13 months for 191 private apartments, 220,000 sq ft of offices and 50,000 sq ft of retail.

The works included extending the tower and podium buildings by an additional 11 and 3 storeys respectively. This was the first major transformation project of its kind at the time.

Pella has continued the relationship with the building and is currently working with Starwood Capital by enhancing the public realm, undertaking a phased refurbishment of floors and letting 46,000 sq ft to Kantar.

Timeline

2003: First appraisal and failed to acquire

December 2009: Second appraisal

June 2010: Acquired from receivership for £60m

July 2011: Planning Permission Granted with 6 extra floors on top of existing 30 storey tower

May 2012: Construction Commenced

August 2013: Second Planning Permission for a further 5 additional floors on top of the 6 already granted

June 2014: Commercial space sold to Hermes & CPPIB

August 2017: Final Apartments sold
