The Marylebone Electricity Board offices and depot was purchased from EDF for £15.5 million unconditionally without planning consent in 2004. A 127 unit residential scheme was granted consent within a year.

Redevelopment involved underground parking, one retail unit and retention of a facade. Record sales prices for Marylebone were achieved for the private apartments at that time, with many being sold off plan.
